Rules and Policies
25 YEARS or OLDER: You must be 25 years or older to rent our home. Persons of the rental age or older are not permitted to make reservations on behalf of younger guests in order to reserve the house (including but not limited to parents booking for under aged children, acquaintances 25 years or older booking for other under aged guests.) Renter must be present at the house for the reserved dates.
CHECK-IN: Check-in is 3:00 - 5:00 pm. One of our staff members will meet you at the property so If you are going to check in later then 5:00 pm, please call ahead of time to let us know about your arrival time, so we can make sure we are here for you.
CHECK-OUT: Check-out is 11:00 am. On the day of your check out we ask that you leave the keys on the table at the house. Unfortunately, we are unable to accommodate late check outs. Check-in and check-out times are strictly enforced so that we can make sure that each house is ready for our incoming guests. Late check outs will result in a $100 per hour fee for each guests overstay without permission.
OCCUPANCY: All of our rates are based on six-person occupancy. Additional adults are $25 per night and children (under age 5) are free. Please limit the number of guests to the maximum occupancy of the house and to the number of paid guests included in your reservation. All persons, including children, are counted toward the maximum occupancy of the house. If extra guests are found, you will be charged for any additional guests not registered and you may be asked to leave without refund should you exceed the maximum occupancy of the cabin. If more beds are slept in then paid guests you will be charged for additional guests.
PAYMENTS: 50% Down payment is required when reservations is made. Balance is due 1 week prior to your stay in our house.
RATES: Our rates are based on six person occupancy (excluding tax). Additional charge for adults and children (under age 5). 2 Night minimum for Weekend stays - Friday & Saturday, Saturday & Sunday, Sunday & Monday. 3 Night minimum for Holiday Weekend - Holiday rates apply for all 3 nights. Taxes are 13% additional. We have both 7.0% sales tax and 6% lodging tax added to the rental rates.
CREDIT CARDS ACCEPTED: You must reserve your cabin with a credit card. We accept: Visa, Discover, American Express and MasterCard.
CANCELLATIONS AND REFUNDS: All cancellations prior to 30 days of scheduled stay must pay a service charge of $50. Cancellations within 30 days of scheduled stay forfeit total of the deposit. No refund will be provided for cancellations 3 days or less. No cancellations or refunds due to inclement weather. Any changes made to a reservation after processing will incur a $50 processing fee. No shows are considered cancellations. We adhere to a strict cancellation policy due to any reason. We are not responsible for mechanical failures of non-essential or luxury items, including, but not limited to Hot Tubs, Television, DVD players, Wi-Fi, Dishwasher, Washer/Dryer, Fireplaces, Air Conditioning, Jacuzzis or any other appliance that fails to operate properly during your stay. No refunds for mechanical failures out of our control. No refunds will be issued for disruptions of any utilities including, but not limited to, power outages, water outages, etc. These failures are beyond our control and no refund or rent reduction will be given. Unknown construction or road noise near our properties is beyond our control. If you experience noise during your stay, no refunds or relocation will be made. If a guest is disappointed or unsatisfied with our house due to differences in taste according to décor, accommodations, location, etc. and declines to stay at the house, this will be considered a cancellation and no rent reduction or refund will be issued. No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental guidelines and policies.
CHECK OUT PROCEDURES: All dishes, pots, pans, silverware and kitchen utensils must be washed, dried and put away. The stove/oven should be left in clean condition and the refrigerator should be left cleaned and free of food. All trash needs to be placed in bags in the outside trash cans and the property should be left neat and in order. Please put all bed sheets on the floor and towels in basket in bathroom. All trash must be picked up around the property. Please respect the environment and do not leave you cans or bottles on the ground. If excessive cleaning is required an additional $100 dollars will be charged to the credit card on file.
PETS: We are sorry but we cannot allow pets without consent from management. Well-mannered and housebroken pets are permitted with permission only. An additional pet fee of $50 will be added to your reservation and a recent vaccination record will be required prior to any pets permitted on premises. Maximum number of pets is 2. Pets are NOT to be left alone in the house unless crated. We ask that you please pick up and dispose of your pet’s dropping on our properties.
DAMAGES: We reserve the right to charge your credit card for any damages or excessive cleaning, soiled dishes left in sink, cabin content in disarray from your stay. If you notice any problems upon checking in, please let us know right away to avoid any damages being charged to your account.
SMOKING: Smoking is not allowed inside the house, evidence of smoking will result in a charge to credit card on file for cleanup, as in owner enlisting a professional company to professionally cleanse interior of tobacco product smell. You are welcome to smoke outside or on the decks/porches. Ashtrays are provided for your use. Please do not throw or put cigarettes on the ground. Smoking in the house will result in a minimum $250 charge to the card on file. No exceptions
KEYS: Failure to leave keys or return keys will result in a $35 charge/key to the credit card on file.
NO water or slippery slides or sprinklers are permitted to be used on the property. Any guest caught with a waterslide or slippery slide will incur $200 additional charge for excess water usage.
FURNITURE AND APPLICANCES: Please DO NOT move our furniture or appliances. If you move furniture or appliances you be charged additional fees, you are responsible for all damages to that result from moving furniture. Please make us aware of anything not working in the house upon your arrival.
AMENITIES: Appliances, electric fireplaces, etc. can malfunction. We cannot refund any monies for inconveniences encountered due to malfunctions of amenities where restoration was beyond our control during your stay and reserves the right to sub-contract work to be performed at the earliest date possible. We will react as quickly as possible to restore any amenity, but do not guarantee complete restoration during your stay and will not result in any refund. Loss of electricity, water or any "Act of God" is outside our control and will not result in any refund.
BUGS: Please be aware that you are coming to stay in the a rural area. While we have our homes treated on a regular basis, it is likely that you will see bugs during your stay. We are not able to refund your reservation if you see bugs or spiders during your stay.
HEATERS/AIR CONDITIONING: Please turn back 65F and air conditioning to 70F before leaving, do not put any paper, clothing or linens on base board heaters as they can get very hot.
FIREWOOD: We have firewood at our house for $5 per bundle. Please do not cut any trees down on the property.
FISHING: discharging firearms is prohibited. No FISHING in the KOI Pond.
ILLEGAL DRUGS: Possession of any illegal substance is prohibited. Owner reserves right to tell guests to vacate property. Owner has neighbors and owners respect their privacy. Local law enforcement can be called upon for assistance and legal charges could result. No refunds will be issued and additional charges could result via credit card on file, as well as local county law enforcement charges can be filed.
NO CANDLES OR OPEN FLAMES INSIDE HOUSE. NO FIREWORKS.
WEATHER/POWER OUTAGES: Bad weather conditions may make travel to the house difficult. In addition, occasional power outages may arise. Owner and its agent will do its best to provide alternate directions, but no refunds will be given for bad weather or power outages.
RADIOS/DJ'S: DJ services are only permitted with the prior written consent of Owner or its agent. All outdoor radios and/or DJ services must be set up inside and turned off/shut down by 10:00 pm. Outdoor radio/DJ services should be played at a reasonable noise level. Please respect surrounding property owners. Owner or its agent reserves the right to request that the noise level be reduced to an acceptable level in the discretion of Owner or its agent.
SEPTIC SYSTEM: Property has a septic system. DO NOT PLACE ANYTHING IN TOILETS OTHER THAN TOILET PAPER, NO PAPER TOWELS, HANDIWIPES, DIAPERS or FEMENINE SANITARY PRODUCTS. If the system becomes clogged, credit card on file will be charged.
SAFETY RULES: For guest safety, Safety Rules are posted around the property. If provided renters may utilize pools, hot tubs, ponds, playground equipment, or onsite hiking areas/trails at their discretion .There is no lifeguard or medic on staff at any of our properties. Owner and its agents are not responsible for injury or damage to Renter or Renters’ property.
VIDEO DISEMINATION: Unless prior written consent is obtained from Owner or its agent, Renter and its guests are prohibited from publically disseminating through any means, any video or photographic broadcast or reproductions of the property or Renter’s and guests activities while on the property. Renter shall indemnify and hold harmless Owner and its agents from any claims, liability, expenses or damages relating to any such broadcast or reproduction.
LIABILITIES: Renter agrees to assume all responsibility for any accidents, injury or damage that may result in or about the premises, to persons or property (including those of Renter's guests), and that the Owner and its agents shall not be held liable, or responsible for such injury, accident, or damage. The Owner or agent shall not be responsible for injury or accident occurring on the property and renter agrees to hold the Owner/agent harmless from any and all claims and liability of any nature which may arise by reason of the use of these facilities. Renter assumes the risk involved with the use of the hot tub (if provided), swimming pool (if provided), pond and any all other rental facilities and agrees to save harmless and indemnify the Owner and its agents from any and all claims and liability of any nature which may arise by reason of the use of the same renter or others using the same during renters occupancy. Renter assumes responsibility of all guest during the reservation time. Renter shall be held liable for repair of all damages/misuse of the facilities. Owners will assume no responsibility for loss or damage to guest personal effects, or injury during the rental period. Upon request, guests personal items left at property will be mailed to guest at a charge of $10.00 plus shipping. Items left longer than 30 days will be discarded by owners. Upon check-out, any vehicles left on property will be towed off property and charged to credit card on file.
WE RESERVE THE RIGHT TO CHANGE RULES AND POLICIES AS NEEDED. THE RULES AND POLICES IN OUR HOUSE ARE NOT AS DETAILED AS THE RULES AND POLICIES SHOWN IN THIS DOCUMENT. PLEASE MAKE SURE YOU PRINT, READ AND AGREE TO THE RULES AND POLICIES ON THIS PAGE BEFORE MAKING A RESERVATION.
Your verbal authorization at time of reservation, making an online reservation, payment of money and/or taking possession of the property is evidence of your acceptance of our policies and your intent to use the property as a rental.
